Recent Rightmove figures showed buyer demand across the South West rising by 8% during the first week of September, one of the strongest increases of any UK region. Nationally, asking prices also rose by 0.7% in September – the first monthly increase since May.

For homeowners in Bideford, Northam, Appledore, Westward Ho! and the surrounding North Devon villages, that makes the next few weeks an interesting window in which to consider coming to market.

What is happening to house prices in North Devon?

The market is certainly more price-sensitive than it was during the exceptional conditions of a few years ago.

The latest Office for National Statistics figures put the average North Devon house price at £283,000 in July 2026, provisionally 2.4% lower than a year earlier.

In Bideford itself, Rightmove's sold-price data shows an average sale price of approximately £247,000 over the last year. Terraced homes averaged around £203,000, semi-detached properties around £261,000 and detached homes approximately £354,000.

What these figures demonstrate is the importance of getting the asking price right from day one.

Today's buyers have plenty of information at their fingertips and are taking a considered approach to their property searches. Zoopla reports that the number of homes for sale nationally is around 5% higher than a year ago, giving buyers greater choice.

That doesn't mean homes aren't selling. It means that well-presented, correctly priced homes have a much better opportunity to stand out.

Why put your house on the market now?

There is a natural temptation at this time of year to say, “We'll wait until after Christmas.”

But doing so can mean missing a useful period of autumn activity.

Buyers currently searching in Bideford and North Devon aren't simply browsing because it's sunny outside. Many have a genuine reason for wanting to move – whether that's upsizing, downsizing, relocating to North Devon or finding their first home.

And while Christmas may feel some way off, property transactions take time.

Getting your home valued, photographed and launched onto the market during October gives you an opportunity to attract those buyers before the festive slowdown, rather than joining the rush of new properties traditionally coming to market around the New Year.

Even if your move itself isn't planned until later, finding a buyer can put you in a much stronger position when the right property comes along.

The wider market isn't without its challenges. Mortgage costs remain an important consideration and the Bank of England reported 54,900 mortgage approvals for house purchases in August.

However, the recent autumn increase in buyer enquiries is encouraging – particularly here in the South West.

The important distinction is that buyers are more selective.

For sellers, that makes good marketing, presentation and – above all – an accurate asking price particularly important.

A home that launches at an unrealistic figure can quickly lose its initial impact online. A property positioned correctly for its location, condition and competition has a much better opportunity to generate viewings and offers.

Selling in Bideford is about more than an online estimate

Property values can vary considerably across Bideford and the surrounding area.

Two apparently similar homes can achieve very different prices depending on their road, outlook, parking, garden, condition and exact location.
