THE SITE: Rectangular with frontage to the north and Church Lane of approx. 54m which has an existing hedge bank, west side depth of approx. 38m, east side depth of approx. 49m with rear width of approx. 50.5m in total extending to just over 0.2 hectare.

The east and south boundaries have yet to be plotted on site, will require stock proof fencing and hedging by the purchasers as indicated on the site plan.

PLANNING: Outline Planning Permission was granted by Torridge District Council on 18th July 2017 - Application Number 1/0470/2017/OUT for the development of 2 single storey dwelling houses.

A copy of the consent is available to inspect on the Torridge District Council website (planning section) (ww.torridge.gov.uk) in addition to the Devon Wildlife Check List, South West Water Drainage Plan, Foul Drainage Assessment Form, Preliminary Ecological Appraisal (dated April 2017) etc. 

There are no S106 or Community Infrastructure Levy (CIL) provisions or charges required as part of this approved consent. 

VIEWING: A gated pedestrian access has been formed from Church Lane.

Care should however be taken as there is a short steep bank from road level - the vendors intend to step this to make access easier and safer.

It is also requested that viewings be restricted to the north and west perimeters and buffer strips so as to avoid walking through and damaging the corn crop.

Finally - please remember to shut the gate.
